All Electric Major Renovations Ordinance

This ordinance expands San Francisco’s all-electric requirements to major renovation projects, requiring electrification when buildings undergo large-scale upgrades (applies to permit applications filed on or after July 1, 2026).

BOMA was actively involved in shaping the policy to ensure it targets gut or near‑new building renovations, not routine tenant improvements or equipment upgrades.

San Francisco Existing Building Energy Ordinance Compliance

The Ordinance applies to non-residential buildings with gross floor area of 10,000 square feet or more and residential buildings 50,000 square feet or larger. All buildings are required to benchmark energy use; for commercial buildings the ordinance also requires an energy audit or a plan to reduce carbon emissions.

Commercial Garage Electric Vehicle Charging Ordinance

San Francisco's Commercial Garage Electric Vehicle Charging Ordinance (Ordinance No. 244-19) requires publicly accessible commercial parking garages and lots with more than 100 parking spaces to install electric vehicle (EV) charging stations at 10% of parking spaces by January 1, 2023.
